Lara West and Avalon sit 2–4km west of Corio Bay with prevailing winds coming from the south-west across the bay surface. AS 4312 classifies this as “moderate to severe” salt deposition. We’ve seen 20-year-old galvanised gutter brackets reduced to powder, type-17 screws weeping after 12 years, and standard acrylic paint chalked-out and peeling at 4 years.

On every Lara job we spec:

  • Stainless 304 type-17 screws on every metal sheet (no exceptions)
  • Stainless 316 gutter brackets on Lara West properties
  • Dulux AcraTex Coastal or Shieldcoat Coastal topcoat (rated 2,200hr+ salt-spray)
  • Zinc-rich epoxy primer on all cut edges and rust-treated areas
  • Tri-polymer marine sealant (Sika 11FC) on all flashing and seam joints

Lara housing stock.

Older Lara village (Flinders Avenue corridor) is 1960s–80s tile and metal. Lara West is post-2005 estate Colorbond. Avalon Beach is a mix of 1970s holiday cottages and recent rebuilds. Each gets a different restoration plan but all get the salt-zone spec.
