Hairline cracks in pointing can often wait a season if there is no leak and the caps are firm. Loose caps, fallen mortar or stains on the ceiling should be inspected the same week. Small repairs start around $650-$1,200, while whole roof repointing commonly costs $2,400-$5,600.

What the crack is telling you
Ridge caps sit along the top ridges and hips of a tile roof. Under each cap is bedding mortar, and over the exposed edge is flexible pointing. Older roofs around Geelong, Newtown, Belmont and Bell Park often have mortar that has hardened, shrunk or separated after years of hot summers, cool winters and roof movement. Near Ocean Grove and Torquay, wind driven rain and salt spray make small gaps more punishing.
A thin surface crack is not automatically a leak. Flexible pointing can craze on the outside while the bedding still holds the cap firmly. If the roof cavity is dry, the ceiling has no stain and the cap line looks straight, you can usually monitor it and budget for maintenance rather than panic. Take photos from the ground every few months and compare them after heavy rain.
A wide crack, missing piece or loose cap is different. Wind can push rain under the cap, and water may track along battens before showing on the ceiling several metres away. That is why ridge leaks can be hard to diagnose from inside the house. If you see a stain below a ridge line after a westerly storm, treat it as a roof inspection job, not an interior plaster problem.
The wrong repair is painting over the crack. Roof membrane can make old pointing look tidy for a while, but it is not structural bedding and it is not a substitute for flexible pointing. A proper repair removes loose material, checks bedding, rebeds loose caps, applies flexible pointing and cleans the run-off areas before coating if coating is part of the job.
What you can safely do yourself
You can safely look from the ground, from inside the roof space if access is stable, and from a ladder only if you are not stepping onto the roof. Useful photos are close shots of the ridge line from both sides, valley areas, ceiling stains and any loose mortar in the gutter. If you can photograph the roof from a second storey window or a neighbour’s safe vantage point, that is better than walking on tiles.
Inside the roof space, use a torch and look for daylight near the ridge, dark timber, damp insulation, rust marks on nails and water tracks on underlay. Do not disturb old insulation without a mask, and do not walk on ceiling plaster. If there is active water near electrical fittings, stop and arrange an urgent make-safe.
What you should not do is climb onto a wet, steep or brittle tile roof. Terracotta can break under foot, old concrete tiles can crack at the nib, and a dislodged cap can slide. A homeowner trying to save a $900 repair can create a $2,000 ceiling leak by breaking tiles on the way up.
Temporary sealants should be a last resort. If a storm is coming and you have a tiny accessible crack, a local emergency patch can reduce water entry for a few days. Keep it small and photograph it before and after. Large silicone smears make later preparation slower and can reduce the bond of proper pointing.

What can wait and what cannot
A crack can wait a season when it is fine, dry, high on an otherwise sound ridge and there is no internal evidence of water. That is often the case on a roof that was restored within the last 7-10 years and only has isolated movement. Put it on the maintenance list and check it before winter.
Book within weeks when you see loose flakes in the gutter, several cracks along the same hip, or caps that appear slightly lifted. The cost difference between early repointing and later ceiling repair is usually enough to justify acting before the next wet spell.
Book the same week when there is staining, damp insulation, mould smell, fresh drips or daylight visible from the roof space. Same week does not always mean a full restoration. It may mean a roof plumber checks a flashing, a tile restorer resets caps, or a leak repair isolates the problem before bigger work is planned.
You do not need to pay a tradesperson for every mark on a ridge cap. Some discolouration is old lichen, overspray shadow or harmless surface weathering. If the cap is firm and the roof is dry, ask for maintenance advice rather than authorising a full roof restoration process.
