Tile roof restoration.

Flexible repointing, broken tile replacement, valley iron renewal, ridge re-bed. Stops the next leak before it starts — and adds 20+ years to a tile roof that’s otherwise structurally sound.

What we do

Five tile restoration jobs — in roof-failure order.

1. Flexible repointing of ridge caps

The ridge is where every Geelong tile roof fails first — Bass Strait westerlies, thermal cycling and clay-mortar shrinkage all attack the bedding line. Old rigid mortar cracks into squares within 10 years. We strip back to the bed, re-bed where needed, then point in a flexible polymer-modified compound (Cemix Roof Pointing or equivalent) that flexes with the tiles instead of cracking.

2. Broken tile replacement

Common breakage causes in Geelong: late-summer hail off the Otways, walking tradies, falling branches in westerly storms. We carry stock for the dominant Geelong tile profiles — Monier Boral Elabana, CSR Bristile Designer, Monier Horizon, terracotta Marseilles and French. Heritage and bespoke profiles we source from a specialist yard in Werribee and price separately.

3. Valley iron renewal

The valley iron between two roof slopes catches every leaf and bit of grit. Galvanised valleys corrode through in 25–35 years; Zincalume in 35–45. When we see rust pinholes we strip the valley, lay a new Colorbond valley with a 200mm overlap onto each tile course, and re-seal at the ridge intersection.

4. Ridge cap re-bedding

Where the entire ridge has lifted (you can see daylight through the cap), pointing alone won’t fix it. We strip the caps, scrape the bedding line back to clean tile, lay a fresh sand-cement bed, re-set the caps in line, and only then point over the bed. Done right this lasts 25+ years before the next service.

5. Sarking inspection (where ceiling stains exist)

If you have a known leak we lift two-or-three tile courses to inspect the sarking (foil layer). Failed sarking gets a localised patch or, on a big roof, a sarking re-lay before any tile work goes back on top.

The pre-1940 terracotta Marseilles tile is still common in Geelong’s heritage suburbs. We restore them in place where possible — the modern replacement Marseilles tile is dimensionally close but the colour ages differently. For full re-tile of a Heritage Overlay home, you may need a planning permit from City of Greater Geelong; we lodge it with the Heritage Architect’s report attached.
