Roof restoration in Belmont.
Belmont’s post-war and 1970s–90s housing stock means concrete-tile rooves now hitting their 35–55 year mark. Most need a full clean, ridge repoint and two-coat repaint to add another 15–20 years.
The Belmont roof story.
Post-war and 1970s tile.
Belmont, Grovedale and Marshall are dominated by single-storey brick veneer built between 1955 and 1990. Roof tile of choice was concrete — Monier Boral Elabana, CSR Bristile Modern, with the lighter Monier Horizon coming in from the late 80s. The tiles themselves are still good. The pointing, the paint, and the underlay are not.
Inland exposure (mostly).
Belmont is 8–11km from Bass Strait, sheltered from the worst westerlies by the Highton ridge to the west. Standard acrylic coatings work fine here. Homes on the south side of Marcus Hill or below the highway towards Mt Duneed start picking up coastal exposure — we flag those at the inspection.
Stormwater and the Barwon.
Belmont’s low-lying southern fringe sits in the Barwon River floodplain. Where stormwater connections back-up in heavy rain, gutter overflow into the eave is a chronic issue. We size new downpipes generously and verify the stormwater connection at every Belmont job.
Typical jobs we do here.
- Full ridge repointing in flexible polymer compound
- Broken tile replacement (50+ tile profiles in stock)
- High-pressure clean and biocide for moss-heavy south-facing slopes
- Two-coat acrylic repaint, Manor Red and Surfmist most common Belmont colours
